Two days before offers were due, my Buyers decided (after many visits to the property) they'd like to put in an offer.  They knew it would have to be competitive; Upper Rockridge is hot.  They decided to work with a mortgage lender they'd met the day prior, against my better judgement.  Their credit was excellent, their jobs impressive, and they'd be keeping their current house as a rental.  They had no renter and were currently living there, posing a concern to their lender.  Sometimes the challenges are bringing the house to market; in this instance, I was representing the Buyers, and the challenges were more with tapping into the equity and resources available, in the allotted time.
